Ever since I started going on vacations on my own, I've gone to the beach every year in the same place: MAMAIA.
At first we went of course to the area of the old hotels in the resort because there were no other options. Then we advanced towards the North area.
With the opening of the Sun Highway on the Bucharest – Fetesti segment in 2006, we noticed an increase in traffic towards the Romanian coast. Later, since 2012, when the highway was completed up to Constanta, access for tourists from Bucharest and nearby cities to the Romanian Coast was facilitated and weekend tourism increased significantly.
If between 2000 and 2006 there was nothing else except the area of hotels inherited from the communist era and the gorgeous wild beaches of Vadu and Corbu, the Mamaia Nord area - the star of our days - slowly began to develop.
Between 2012-2014, in the Mamaia Nord area there were 1-2 new hotels that sprang up among numerous bushes and undeveloped areas, then a few well-appointed villas with very good quality services, among others that offered average quality services, but all of these at some distance from the sea.
In the last 3-4 years there has been an explosion of construction in the Mamaia Nord area, with an increasing spread towards Navodari: starting from Summerland to the old Camp. Many blocks have been built both in the Promenada and DC86 area, as well as between DC86 and the canal. As for the height regime, we find blocks with 5 to 10 floors in the area delimited by the sea and the boulevard, where the most sought-after apartments are for the view offered, and on the side between the boulevard and the canal, the blocks do not exceed 5-6 floors in height.
The apartments have areas ranging from 40 – 60 sq m for the 2-room ones, and some 3-room apartments and those with more rooms exceeding 100 sq m, the finishes being in most cases of superior quality. As for the partitioning, most have open space kitchens, large rooms, those on the upper floors being designed with generous terraces. Another trend of developers is to offer private swimming pools within the housing complexes for all residents to enjoy.
For a plot of land in Mamaia Nord, the sales offers range between 300 euros/sqm and 800 euros/sqm, the price being influenced by positioning, surface area, openness, but also by the urban indicators in the respective area.
The number of constructions has increased greatly from a few hundred to over 1000 housing units ready for sale annually.
The price of apartments varies depending on the area, their surface area and the facilities offered by the developer, ranging from 1250 euros/sqm in the area between the boulevard and the canal, reaching and even exceeding 2000 euros/sqm in the club area and in the first-line blocks with direct sea views, the trend being one of growth.
The level of services offered in the Mamaia Nord area has increased recently in relation to demand and prices paid for services in this area.
The experience of the Covid19 crisis indicates that more and more families will opt to rent an apartment on the coast in newly built blocks/villas for the 2020 season despite the standard hotel reservations specific to previous years.
